Seeing any of these at home?

Fort Bend sits on expansive clay that swells when wet and shrinks in drought, and that movement is hard on slabs. Tap what you're seeing and request a free inspection from a local specialist.

How it works

  1. Tell us what you're seeing. Call or send the short form. It takes about a minute.
  2. A local specialist calls you. We pass your request to one independent foundation or drainage specialist who works in your area.
  3. Get a free inspection. They look at your home in person and explain your options. You decide if you want any work done.

Common questions

What are the signs of foundation problems?

Stair-step cracks in brick, cracks above doors and windows, doors that stick or will not latch, sloping floors, gaps between walls and ceilings, and cracks in tile are the most common signs. One small hairline crack is often normal. Several signs together are worth an inspection.

Why do so many Fort Bend homes have foundation movement?

Much of Fort Bend County sits on expansive clay. It swells when it gets wet and shrinks during dry spells, so the ground under a slab is always moving a little. Poor yard drainage and thirsty tree roots make the swings worse.

Is the inspection really free?

The specialists we work with offer a free in-home foundation evaluation. If you want a formal report from a licensed structural engineer, for example for a home sale, that is usually a separate paid service, and the specialist will tell you before anything is booked.

Who will come to my house?

An independent, local foundation or drainage specialist. Fort Bend Foundation Repair is a referral service. We do not do the repair work ourselves, and we do not charge you for connecting you.

Can bad drainage really hurt my foundation?

Yes. Water that pools against the slab after rain, then dries out in the summer heat, makes the clay swell and shrink unevenly. Gutters, French drains and grading that move water away from the house are some of the best foundation protection you can buy.

Does homeowners insurance cover foundation repair?

Usually not. Most policies exclude damage from normal soil movement. Some cover foundation damage caused by a sudden event such as a plumbing leak under the slab. Check your policy or ask your agent.
